Background

This project was for the full refurbishment and modernisation of a property in Wandsworth. The house, an attractive Victorian red brick townhouse is located on the corner of the street. It is a wedge shaped building with modest proportions from the street, but increases in size towards the back.

Brief

The brief was to extend the property as far as possible and create a better connection to the garden.

The brief was to add a basement which would accommodate as many additional rooms as possible in order to modernise the available accommodation. The ground floor was to include a living dining kitchen space, separate dining and living rooms, while also retaining 4 further bedrooms on the upper floors and incorporating an additional bathroom and laundry room.

What we did

The property was substantially extended to include a basement and an enlarged ground floor extension increasing the property size by more than 150m2. Almost doubling the size of the house.

As part of the refurbishment, the insulation of the fabric was upgraded as were windows and the roof structure. The inside was entirely renewed with a mixture of modern and traditional detailing with energy performance brought up to modern standards.

The connection to the garden was particularly important and through the use of split levels,  the media room and office  maintain access and a visual connection to the outside space while the kitchen and master bedroom also have terraces that overlook and connect to the garden.
The garden itself has been totally overhauled with the removal of oversized hedging. A dining terrace has been created at the far end of the garden to make the most of evening sunlight and provide a vantage point from which to view the house.

Outcomes 

The expansion of the house was maximised while retaining many of the original features of the original house. The project integrates old and new, traditional rooms and modern open plan spaces with a strong sense of personalisation by the client.
