What is possible?
Depending on the client requirements, the practice can provide a variety of different services. It all begins with a conversation with the client about what a dream home looks like for them. In any design there are constraints to be considered—the available space for a new build or extension, the likelihood of getting planning permissions, time, and budget.
The experts within the design team are able to provide advice and guidance as to what is possible and practical within these constraints to get you as close as possible to your vision. They listen to the client, getting a picture of their lifestyle and how they want their property to enhance that. They can provide additional suggestions, but all tailored to the needs of the client.
Because London is such a historical city, there are many listed buildings, some of which may require additional consents or may have additional limitations on what is permitted, but also what is practical in terms of working with the fabric of the building. Gregory Phillips has extensive experience of working within historic buildings and is able to provide expert information and innovative ideas.
The complete design service can provide not just a stunning architectural design from award winning designers, but can also include both interior design and external landscape design, to complement new build, extension, or renovation of any project.
Included services
Once the initial design concept has been agreed, the team will move onto the full design service. This will include floor plans, and can also include 3D modelling.
Each design has its own requirements. For internal remodelling or adaptation of a property, such as a loft conversion or taking out walls to create an open plan space, you may not need planning permission. However, the plan and the work must still be approved by building control inspectors.
The Gregory Phillips team can recommend suitable companies to carry out dimensional site survey and suitable structural engineers to look at any structural design elements of the project. They can advise in regard to appointing party wall surveyors and any potential issues that might arise if it is affected by the design, and help with the party wall agreements. They can advise on the process to achieve the planning approval from the local authority, including submit the planning drawings and applications on your behalf.
In London alone there are 32 London borough councils plus the City of London which deal with planning applications, depending on where your property is situated. The team can make sure your application conforms to what is expected and submitted to the right office.
What is design and build?
We are familiar with the many ways in which to procure a building. Ranging from traditional tendering, negotiating directly, construction management and Design and Build.
Design and Build provides for greater certainty of costs than traditional procurement whilst delegating some of design variables to the contractor. We can advise on the most suitable way for each project to be constructed.
