Sitting on a crescent where the curve of the street creates a wedge-shaped plot, modest at the front, but widening to the width of four typical terraced plots by the rear garden, the 4,550 sq. ft house was almost entirely rebuilt, with a full basement excavation and a rear extension that opens up as the house widens towards the garden. Wandsworth is one of southwest London’s most established residential areas, known for its wide tree-lined streets and substantial Victorian and Edwardian houses, alongside a growing number of high-quality apartment conversions and contemporary developments.
Our project on Wandsworth Common took on an unusual site: a Victorian semi-detached house on a crescent where the curve of the street creates a wedge-shaped building, with a significant change in level between the front and rear of the garden. Working with the planning authority, we developed a solution that excavated fully beneath the house to create a basement housing a gym, media room, playroom, additional bedroom, study and wine store, while a new rear extension became increasingly open-plan and glazed as the house widened towards the garden. A secluded roof terrace, carefully designed not to overlook neighbours, was negotiated through planning, meaning the finished house has two external terraces where there had only been one. The result nearly doubled the size of the house, with almost no visible change to the front of the property or its neighbours. See our Wandsworth project here.
The house was almost entirely rebuilt to modern structural and insulating standards, and we worked closely with the client’s own interior designer and preferred contractor throughout, bringing in our own trusted structural engineers, landscape designer and specialist suppliers to coordinate the overall result.
It’s a familiar pattern across this part of southwest London, a modest Victorian frontage concealing real potential for a basement and rear extension, and one we’ve delivered on repeatedly in Wandsworth and the streets around it.
